According to our definition, “ugly” refers to much more than simply
the cosmetic condition of a house.

How does the process work?
Simply fill out and submit our brief online form telling us about the house
you want to sell. The information will be sent to a J&T Investment
Properties, Inc. representative in your area who will call you to arrange
a time to view your house.
Do you pay market value?
Any offer you receive would be an amount discounted from the retail value
of your house if it were fully renovated. J&T Investment Properties,
Inc are professional home buyers who buy homes below market value to resell
for a profit. However, we close quickly, pay cash, and usually pay all normal
closing costs—conveniences that may or may not be of equal or great value to you.
How do you determine the price you will offer for my house?
Your J&T Investment Properties, Inc. representative will take a variety of
factors into consideration when formulating an offer on your house, including:
- The condition of the house.
- The extent and cost of renovations required.
- The time required to complete the renovations.
- The value of the house once renovations are complete as compared to other houses in the same area.
- The costs in real estate commissions to market the house once renovations are complete.
- The costs of insurance, utilities, taxes, loan payments incurred to buy the house, and maintenance while the house is being renovated and on the market.
Do you buy condos or townhouses?
J&T Investment Properties, Inc. buys houses, condos, townhouses, duplexes,
multi-tenant buildings, and some commercial properties.
Do you buy mobile homes?
No, J&T Investment Properties, Inc. does not buy mobile homes of any size or type,
regardless of condition or attributes (such as being tied down on a foundation).
Do you charge a fee to make an offer for my house?
Absolutely not! J&T Investment Properties, Inc. will visit your house,
explain the process, and make an offer at no cost to you.
If I submit the form containing information about the house I want
to sell, am I obligated to J&T Investment Properties, Inc. in any way?
You are under no obligation whatsoever to J&T Investment Properties,
Inc when you submit the online form, when you show your property to J&T
Investment Properties, Inc. or when you receive an offer on your house.
